Protocols for abandoned Bases and Regions

I recently discovered a named region with no owner(unclaimed pole) and several builds nearby, only one of which was claimed. I wanted to gather all the information i could, so I poked around chests, and looked around the base (without taking/breaking anything) and the base looked deserted, with items like 6 raw fish, a saddle, 3 bricks, Etc. I wanted to ask what the protocols were for something like this, and if this is a region I can claim, and build in, as well as what I should do with the existing unclaimed builds.

Region: Darkview, X=2600, Y=83, Z=3400
Claimed Build: Coolman60pig's Iron Farm
- X=2554,Y=78,Z=3431
Unclaimed Builds;
(signs in the area all say "Joey's home")
- X=2659, Y=63, Z=3336
- X=2666, Y=64, Z=3233
- X=2624, Y=79 ,Z=3400

Any feedback would be greatly appreciated. I'm also interested to hear the thoughts of the other Hermits on how they think I should proceed, of course I'll be listening to a senior member overall
